Preparing your property for summer

As the warmer months approach, some jobs need to be done to prepare your property. From clearing gutters to maintaining pools and gardens, proactively getting jobs done before the hottest days arrive will ensure your property is kept in good shape. Keep reading to learn what jobs should be done at your investment property before summer.

Protect against fire danger

Bush fire season can put your property in danger if you’re unprepared. All of the gutters at your property should be checked for any buildup of leaves, sticks and other debris. These materials are highly combustible, so removing them regularly is important.

In most jurisdictions, it’s also the landlord’s responsibility to ensure there are working smoke alarms in the property. Each year, you or your property manager should organise for a professional smoke alarm inspector to test the smoke alarms at your property.

Maintain gardens

If you have gardens at your property, these may need to be tidied up following the cooler months. Jobs that need to happen include weeding the garden beds, laying down some fresh mulch and ensuring the plants are getting enough water.

Ensure pool safety

Pool safety regulations vary between jurisdictions. Generally, most pools and spas require a safety barrier or fence around them. And as summer approaches, make sure the pool water’s chemical levels and cleanliness are checked regularly to ensure it’s safe and swimmable for tenants.

Consider insulation

If your property isn’t insulated, consider installing insulation to keep your property cooler throughout the summer and warmer in winter. While installing insulation may result in a higher rental price, it can reduce your tenant’s electricity bills as they won’t need as much energy to heat or cool the place.

Check up on your tenant’s plans

The Australian summer months are a popular time for people to travel and visit friends and family. If you’re planning to complete any maintenance or repairs at your property over the summer months, check in advance if your tenants will be home or if your property manager will need to attend and provide access to contractors.
